When is the Best Time to Sell Your Home?
This year, in all actuality, has been the perfect storm so to speak. It is the greatest opportunity for people to buy homes that we’ve seen. Interest rates are as low as they’ve ever been in the past 20-30 years. Ultimately this means your payments will be lower and who doesn’t want that? Home buyers are jumping on this, but how do you know when they’ll show interest?
Now, back to our original question – when is the best time to sell your home?
Wait. Trick question! There really isn’t a “better” time – there are just things to consider to see what suits you – in all reality it’s when YOU are ready and braced.
Rumor has it the seasons really affect the buying and selling of homes – warm vs. cold. Generally you’d think the warm season would prove more fruitful for selling, but this really depends; seasons do have some affect, but not so much to hinder your decision.
For example:
Without a doubt during the warmer season, Spring and Summer, shows the beautiful full potential of your home. The inside of your house is what counts the most, but being able to see the yard and all the surroundings can make or break a buyers decision. Not to mention any interested buyers won’t be hindered by the elements – not many people want to get out in the snow and look at house after house trying to find their one!
Though, your home may showed to potential buyers time after time again, you’ll have to understand not all of them will be completely serious, settled, and ready to take the next step. So in a way you could expect quantity, which is of course good, but not always quality.
Now, on the other side of things the Fall and Winter bring us the drop in temperature, gifting us with rain and snow, and a dead look to yards. Typically you’d think this was the overly slow time of the year, with people not wanting to get out and brave the elements to peek at houses.
However, the cold temperatures don’t mean people aren’t looking still. We’ve found that the colder seasons can bring more serious buyers. These people are specific and know exactly what they’re looking for. If they zone in on your style of home, and your home specifically, it’s almost more promising at this time of year – quality, not much quantity.
So when is the best time to sell your home? Now. Always. Whenever you are committed and ready! There are just things to consider. The marketing of your home can really affect this, too. Make sure to work well with your realtor to do all that you can to aid in the selling of your home – from proper home staging to open houses and advertising!
It’s not a bad time to sell, especially if people are knowing it’s a good time to buy. There is more motivation on both sides!
